The Award Map, 1840, shows the whole parish of Kingham, with the houses, buildings, roads and lanes and a complete survey of all the "lands." It is approximately 6 x 9 feet, now housed at the Bodlein Library (Oxford). Attached to the original map is a schedule of 100 pages, with approximately 30 items on each page. Some idea can therefore be gathered of the colossal number of strips which were farmed under the old system. To take just one case as an example: John Huckin had 71 separate lots of furlongs, ridges, or half-acres in different parts of the parish. His total number was 265 pieces, his largest piece of ground being six ridges.Lainchbury goes on to list "a few interesting extracts from the 1840 schedule." John Huckin is listed three times in the short extract, in each case as "Occupier" of land that is "Owned" by someone else.
In the Kingham parish birth records, there's a listing for "Thomas Henry, son of John and Patience Huckin - living in Idbury, farmer".

At the 1841 census, the occupants of the Huckin homestead on West Street were his elderly mother, Elizabeth (née King), Thomas and his sister Ann, with two resident servants. Thomas, then aged twenty, had taken over the running of the farm on behalf of his brother John, but since he was not himself the copyholder he was recorded (baptismal register entry, 22nd January 1843) as an Agricultural Labourer, which is misleading, if technically accurate.Other parish records help to clarify the situation. Following the initiative of Thomas Beman, the Constable now recorded annually the names and number of yardlands of the ratepayers. The last payment made by John Huckin (1771-1841) was:

1843-1844 Rec d of Mr Hucki n for 3 Yardland 4/-d per ydland 13s 0dFrom this we can deduce that the occupation of 2 yardlands ceased at the death of John Huckin in 1841, and that a further quarter yardland was surrendered the next year.
These figures need to be compared with the figures from the Church Rate Book. Collection of Church Rate seems to have been abandoned during the four-year period 1839-1843 while the Tithe Award was made (1840). When the next assessment was made on 14th April 1843 by Henry Fowler and Thomas Beman the Churchwardens, several changes had taken place. Twelve of the former ratepayers were discontinued (Charles Andrews, Revd J.A. Trenchard, John Bolter, John Bartlett, John Huckin, John Heath, William Allen James Rawlins, Isaiah Townsend, John Taylor, James Williams and James Hunt), mostly through death. Fourteen new ratepayers appear: Stephen Allen (formerly William Allen), William Bridge, Thomas Bould, William Collett, Joseph Collett, Joseph Eden, Mary Hunt (the daughter of James Hunt), Thomas Huckin (the son of John Huckin), Thomas Keen, Charles Andrews, William Lyne (taking over from John Trenchard), Robert Pearse, John Pratley, Richard Williams and Widow Boulter (widow of John). At the same time, there was another reassessment of the valuation, probably based on the Tithe Award figures. Several larger ratepayers had their rates increased by about 10%.
From the Church Rate Book, it seems that Thomas Huckin took over the farming of slightly more than half of his father's holding. The most likely candidate for much of the remainder of the Huckin holding is Robert Pearse who appears for the first time at a valuation of £60-10s-6d. However, Thomas Huckin at £109-5s plus Robert Pearse at £60-10-6d still only amounts to £169-15-6d, which is some £30 less than John Huckin's former valuation £200-5s, in 1840, even without including the 10% increase which larger ratepayers received, and no other ratepayer appears to take up the rest. The Churchwardens may not even have noticed a discrepancy in their figures (if there was one), since, in addition to all the other changes, they were this time levying a rate of 9d in the pound for the four-year period 1839-43 instead of the 2d in the pound rate usually charged annually. In the same account, Mark Higgins received a decrease of £4-10s in his valuation, and James Rawlins disappears temporarily.
On 11th April 1844, Henry Fowler and Thomas Beman, still the churchwardens, made an annual levy of 4d in the pound. Few changes occur, except that Thomas Huckin was again reduced by some £22 from an assessment of £109-5s in 1843 to £87 in 1844. By contrast, Mark Higgins was increased by about £13 to £158-2-6d, George Groves, having assimilated some of Stephen Clemans's holding, is now rated at £32-12s-6d
The two decreases in the value of the Huckin farm in 1843 and 1844 correspond to the reduction in the number of yardlands attributed to Mr Huckin in the Constable's accounts. It is evident that, whereas John Huckin (born 1811) was the copyholder, it was his brother, Thomas, (born 1820) who was actually farming the land and paying the Church Rate. As a farmer, rather than a labourer, Thomas Huckin had the time available to serve as Constable for the year 1842-3.
Meanwhile, other developments were taking place in the Huckin family. On 11th December 1842, Thomas Huckin (baptized 23rd January 1820), the last remaining member of the family of John and Elizabeth Huckin, married Eliza Higgins at Bampton in Oxfordshire. Eliza was a daughter of William Higgins who had married Lucy Clemans. There is a marriage bond (MS Oxon Dioc Papers 1251 d56 f400). William Higgins is listed as an innkeeper of Bampton, and Thomas Huckin as a farmer of Kingham. The witnesses were Maria Keats, Sarah Busby and Mary Ann Caste, otherwise unknown in Kingham. Eliza was therefore the niece of Mark Higgins; the kinship ties between the Huckins and the Higginses were strengthened.
Thomas Huckin brought his bride home to Kingham where their daughter, also Eliza, was born on 26th December 1843 and baptized on 22nd January 1844, when her father was listed as 'labourer'. The Church Rate Book shows, as we have seen, that Thomas Huckin was paying rates on his brother's farm 1839-1843 on an assessment of £109-4-5d, and on £87-0-0d for 1843-4. It is not evident what happened to the £22-4-5d by which Thomas Huckin's valuation dropped. In 1845 and thereafter, Thomas Huckin is no longer listed at Kingham.
His mother, Elizabeth Huckin (née King), was buried at Kingham on 7th January 1843, less than a month after her son's wedding. The burial register says she was aged sixty-six, but she may have been younger - the 1841 census gave her age as fifty-six. With her death, it seems likely he decided to leave Kingham; their son, Thomas William Huckin, was born at Enstone on 30th January 1846. Their next son, Edward, was born at Bampton on 5th December 1847; Albert on 15th January 1850; Elizabeth at 10 p.m. on 29th February 1852, and Julia on 20th February 1855. A removal from Kingham in 1844 is confirmed by the entries in the Constable's book:

Thereafter, he is not entered. We can assume that Thomas and Eliza Huckin moved away from Kingham in the spring of 1844.

She was aged fourteen. Her daughter, Xenia, born in 1878, was still alive in 1979, aged 101, living at Seal Beach, California. Thomas William Huckin, born in Enstone in 1846, died at Oklahoma in 1923. Edward Huckin, born in 1847, died in Illinois in 1893. Albert Huckin, born 1850, died in Illinois in 1874. Elizabeth, born 1852, died in Illinois. Julia, born in 1855 died in Indiana in 1866 aged eleven.
